FOOTING AND FOUNDATION CODES DETAILS

1. Detached accessory building 120 square feet or less:
     (a) No requirements for footings

2. Detached accessory building 120 square feet up to 721 square feet:
     a) 12" x 12" grade beam poured monolithic with slabs

3. Detached accessory building above 721 square feet:
     (a) Requires 12" x 3' deep wall with no footings or 8" wall with 8" x 16" footings 36" to bottom of footing.

4. Attached structures built as year round additions, despite square footage, monolithic pour, or crawl space. NOTE: this includes sunrooms. If bearing of structure is on piers, 36" deep is allowed, however, it requires design by builder's engineer and approved by Building Department:
     (a) Requires 12" x 3' deep wall with no footings or 8" wall with 8" x 16" footings.

5. Crawl space free standing foundation (no slab):
     (a) Requires 12" x 3' deep wall with no footings or 8" wall with 8" x 16" footings.

6. Attached structures or free standing with pole type construction:
     (a) Poles must set on 8" thick footing pier 42" below grade.

7. Monolithic pour for such additions as porch enclosures, screened porch, garage, etc.:
     (a) Requires 12" x 3' deep wall with no footings or 8" wall with 8" x 16" footings.

8. Existing 4" pad to be built on:
     (a) Add 12" x 36" poured wall or 8" wall with 8" x 16" footings.

9. Porches not carrying loads or structures:
     (a) Footings not required.

10. Porches carrying roof, porches with pole construction:
     (a) Requires 12" x 3' deep wall with no footings or 8" wall with 8" x 16" footings. Poles must be set 8" thick footing      pier 42" below grade.

11. Wheel chair ramps:
     (a) Follow ADA requirements. There are no footings required.

12. Porches:
     (a) Any porch higher than 30" requires a railing around entire perimeter and down steps.

NOTE: When performing any of the above foundation work, a call to the Building Department for an inspection is required. It is best to call a day before pouring, but if not at least by 9:00am morning of the pour.
