RULES AND REGULATIONS FOR GARAGES

1. All frame construction must be a minimum of 8" above grade per code.

2. Continuous pouring of flooring and footings shall be 12" wide and 12" deep minimum. NOTE: Footings may be 8" wide if 18" below grade. Flooring shall be 4" minimum thickness.

3. Footings must be installed under floor slab at garage door entrance unless an apron is poured continuous with pouring of flooring and footing. In which case in lieu of a footing or lip extending at least 8" below the front edge of the apron at ground level, this shall be sufficient provided the footing or "lip" on front edge of apron shall be installed at approximately a 130-degree angle to the garage floor rather than perpendicular.

4. Floor plates shall be a minimum of 2x4's when directly affixed to garage floors and 2x6's when affixed to block. (All treated wood.)

5. Studs shall be 2x4's 24" on center maximum.

6. Unless storm sheathing is used which will give adequate bracing, then 1x4 inch corner braces shall be installed, mortised into studs.

7. Double plates: Two 2x4's minimum required at top of studs.

8. Rafters shall be suitably anchored to top plates so rafters can not spread.

9. Rafters shall be 2x6's minimum (2x4 trussed rafters may be used in lieu). Where rafters are installed 24 inches on center, a minimum of ˝ inch plywood sheathing or 7/16 O.S.B. shall be required.

10. Ceiling joists shall have a minimum of 2x6's, a maximum of 5' apart, tied to rafters.

11. Overhead doors at eave side of garage shall have as headers, 8 to 9 foot door opening, two 2x8's or equivalent; 16 foot door opening, two 2x12's or equivalent.

12. Overhead doors at eave side of garage shall have as headers a minimum of two 2x10's or equivalent on 8 or 9 foot door, and two 2x12's with plywood or equivalent on 16 foot door.

13. Footing for attached garages shall be same as for main structure.

14. Sec. R-210: There shall be no openings from a private garage or carport directly into a room used for sleeping purposes. Openings between residence and garage or carports shall be equipped with solid core bonded wood doors not less than 1 3/8 inches in thickness, or a steel door. Attached garage and its attic area shall be completely separated from the residence by means of minimum ˝ inch gypsum board applied to the garage side with all seams fire taped.
