
Since acquiring the property for $7,500 in 1999, the 43-acre site
with its 58 buildings has been cleared, cleaned, and restored to
a prime development area. Mishawaka has received state and national
recognition for its quick action and successful results on this
project.
Development is beginning in 2006 on the far west side of the site (IronWorks Phase I) and on the parcel on the north side of the river that overlooks the former Uniroyal site (Riverwalk Townhomes).
Hummer H2 Plant
On January 10th, 2000, AM General announced that it would be investing
over $200 million to construct a facility to build a new H2 civilian
Hummer for General Motors at its Mishawaka plant. The plant was
completed in 2001. They currently have 1,200 employees.
Downtown Growth
The closer we get to development of Mishawaka River Center, the
more interest we see in downtown property. We are excited with the
opening of the Phoenix Bar & Grill at the four-corners of Lincolnway
and Main Street. The external appearance has already enhanced our
downtown. Mishawaka granted a facade loan to help finance the exterior
improvements.
Commercial Growth
In 2001, a total of 350,000 square feet of commercial space was
approved for construction. This is a 100% increase over the previous
year. Included in that total were a number of "missing"
chain restaurants, department stores and motels that recognized
the opportunities and advantages associated with investing in Mishawaka.
Tax Incremental Financing
Mishawaka continues to be a leader and innovator in the use of
Tax Increment Financing (TIF). At the present time the city has
three TIF Districts: Central Business District (CBD), Northwest
(NW), and South Side (SS).
Edison Lakes
The Edison Lakes Park lies east of Main Street between Catalpa
and Douglas Roads. Office complexes, retail centers, restaurant
chains, hotels, residential apartment developments and a convention
center already grace the parkway.
Saint Joseph Regional Medical Center, Inc. has finalized the purchase
of approximately 90 acres of land in the park to build a new 300-bed
acute care hospital. The site extends from the Edison Lakes Medical
Center on Day Road, northward across Edison Lakes Parkway to Douglas
Road. When completed this phase of the park will add an additional
$350 million to the existing development, earning it the title of
largest upscale mixed-use project in Northern Indiana.
University Park Mall
University Park Mall is a super-regional mall serving the metropolitan
South Bend/Mishawaka areas as well as southern Michigan. Anchor
stores include JCPenney, Macy's and Sears.
The mall also features more than 100 specialty shops, including:
Abercrombie & Fitch, Ann Taylor, Banana Republic, The Children's
Place, The Disney Store, Eddie Bauer, Yankee Candle and Wet Seal.
