REDEVELOPMENT COMMISSION MEETING MINUTES

August 25, 2014

 

The Regular meeting of the City of Mishawaka Redevelopment commission was called to order at 6:30 P.M., Monday, August 25, 2014, in Room 205, City Hall, 600 East Third Street, Mishawaka, Indiana. Commissioners Eberhart, Buraczewski, Ermeti, Pingel and Stillson were present. Also present were Ken Prince, Laura Raygoza and Habitat for Humanity Construction Manager.

APPROVAL OF JULY 2014 MINUTES
Commissioner Pingel moved that the minutes from the July 28, 2014 Commission meeting be approved; Commissioner Ermeti seconded; motion passed.

DISPOSAL OF LOT 2 MAIN STREET CORRIDOR SECOND SUBDIVISION (Packets were sent on Thursday prior to Commission meeting and were reviewed in the order sent)

  • Habitat for Humanity plan designed by KIL Architects –
  • Letter from Brian and Debbie Gordon

Ken Prince and Dave Thomas met with Habitat for Humanity Construction Manager and Jim Williams to discuss the plan designed by KIL Architects. The Construction Manager discussed the plan for Lot 2 Main Street Corridor Subdivision. The first plan was modified with attached garage. Either plan would fit the site. Ken Prince shared that Mayor Wood is sensitive to the letter and proposal received. The Gordons favored the second plan. The Commission expressed their impression of the letter received from the Gordons and wanted to make sure they understood that they would be responsible for property taxes and maintenance of the property. Commissioner Ermeti motioned to approve the letter and its intentions and Commissioner Pingle seconded; motion passed.

PURCHASE AGREEMENT FOR 3722 LINCOLNWAY EAST, MISHAWAKA, INDIANA 46544
Dave Thomas made an offer to a group in Chicago for the property north side of road east of Oak side between the Childcare facility and the hearing aid shop. Appraisals came in right under $10,000.00. The Hearing Aid Shop showed interest in the property and offered under $5,000.00. Formal approval to move forward to begin environmental process was given.

ANYTHING ELSE BROUGHT BEFORE THE COMMISSION
Central park bids under Architects estimate at 4.5 million and will be awarded on August 26, 2014.

Riverwalk apartments are pursuing drawings and project. Financing is in line, no update. The pursuit of construction documentation is still required in order to transfer property.

Bid on ornamental street lights – multiple bids came in lower at $2,400 per light.

Capital Avenue connector to Fir finally received approval.

There is no update on the proposed Veteran’s Hospital.

Meeting was adjourned at 7:01 P.M.
