The City intends to award the first private development on the Rivercenter properties to Riverwalk Townhomes LLC. The project includes the construction of 18-20 townhomes on the south side of Mishawaka Avenue, overlooking Robert C. Beutter Riverfront Park. The units, designed by Kil Architecture and Planning of South Bend, mimic the Chicago style brownstones of old with unique detailing to complement the character of one of Mishawaka’s older neighborhoods. The estimated 5-million dollar project on 1.3 acres is a first step in completing the City’s vision of creating an architecturally significant, pedestrian friendly, mixed-use development that is intended to complement the existing downtown.
The project will line the south side of Mishawaka Avenue with two linear buildings between Battell Park and the Ball-Band Workers Monument. The fronts of the buildings are oriented to Mishawaka Avenue. The development provides for open space in front of St. Monica Church, essentially expanding Battell Park a few hundred feet to the east. A walk connection is provided through the development to the proposed Riverwalk in the general location of Elizabeth Street. The next phase of the Riverwalk is proposed to start construction later this year with an estimated completion in the Spring of 2007. The estimated purchase price for these units is $265,000.
It is estimated that the construction of the first building could be complete as soon as the spring of 2007. The completion of the entire project will likely take between 18 and 24 months.
