The northern parcel of the development, located on Mishawaka Avenue between Ball Band Memorial Park and Battell Park, will begin construction in the spring of 2007. Riverwalk Townhomes, LLC is a group based in Mishawaka, led by Chuck Trippel. Riverwalk Townhomes, LLC plans to develop 18-20 upscale, urban, three-story Townhomes, which resemble Chicago style walk-ups. The Townhomes will blend with the architecture of the surrounding neighborhood, utilizing masonry and stone design elements. To view the plans, click here. In May of 2006 the Redevelopment Commission selected a developer for the former Uniroyal property. IronWorks, LLC of Mishawaka was introduced as the development team, headed by Mr. Robert Stephens of Mishawaka. Stephens has experience in development projects in both the Mishawaka and Chicago areas. Locally, Stephens has demonstrated his success with redevelopment projects including Barrington Estates, Estates East at Barrington, and Highland Village.
In addition, the development team includes a local presence with Mishawaka firms Lehman & Lehman, Inc., D.A. Brown Engineering Consultants, and Brad Toothaker from CB Richard Ellis located in South Bend. Also included on the development team are John Melaniphy of Melaniphy and Associates and Tracy Cross of Tracy Cross & Associates, Inc, both of Chicago, Illinois and Architect Arkos Design from Niles, Michigan.
IronWorks Phase I will also begin construction in the spring of 2007 and will be located on the southern development parcel between Kamm Island Park's two bridges north of Front Street and east of the 100 Center. Phase I will include 43 moderately priced New England-style townhomes, utilizing board and batten-style siding and architecturally-significant detailing.

From the beginning, the City has hoped to work with a Developer on a development plan for the entire parcel, to ensure cohesive, quality development of an urban nature, that is consistent with the existing downtown, complies with the design review guidelines established for the site, and follows the conceptual plans that have been developed for the site.
Furthering efforts in 2005 and 2006, the City moved forward with some of the planned public improvements and additional property acquisitions essential to providing planned connections and access. Important decisions were made relative to the extension of Front Street, public parking lot reconfiguration, utility corridors, and the potential realignment of existing intersections.
Another important public project currently under construction is the expansion of the Wastewater Treatment Plant and the relocation of a large combined sewer overflow outlet to the river that bisects the River Center site. In early 2005, the Wastewater Treatment Plant expansion project began. The combined sewer was extended from the River Center site behind 100 Center. This expansion project was necessary to comply with the Clean Water Act, and not only expanded our current capacity, but also significantly reduced combined sewer overflows into the river.
In the summer of 2006, Phase I of the Front Street Extension Project was completed, connecting Center Street to West Street. In the spring of 2007, Phase II of the Front Street Extension Project will be bid, connecting West Street to Main Street. When all phases are complete, River Center will be connected from Main Street to the 100 Center.
